Duke Street/High Street Glasgow wins Award for Best City Regeneration Project at the Scottish Property Awards

We are delighted to confirm that our Duke Street Project with Glasgow Housing Association, brilliantly designed by Anderson Bell & Christie and engineered by Scott Bennett Associates has beaten an extremely strong set of Finalists to win Best City Regeneration Project at this years' Scottish Property Awards.

There were a number of factors which held some sway in the development and final design of the project which are worth mentioning.

The site was extremely challenging topographically with a slope of 1:11 from Duke Street up to High Street, the access lane for the adjacent tenements and shops had to remain in use at all times and the site was bounded by the stone wall of the Drygate development on the other side.

Working with GHA & ABC over twenty design solutions were worked through before the finalised design was agreed and was modelled in order to address the above factors, for good measure GHA threw in that as the flats were key to the commencement of the regeneration of Townhead with a more elderly population that we would have to also achieve ground floor units capable of disabled adaptation.

The site location was also seen by Glasgow City Council as aesthetically important and this developed the key features of scale, building line and context all subtly achieved and blended by ABC from the cleverly scales and matching window storey lines and eaves heights on High Street to the homage to the iconic Drygate Roof Top Drying Area roof shape with the feature block roof on High Street.

Shop frontage elevations have been crafted to the ground floor flats and are incorporated on High Street to maintain the important retail line. Finally the garden courtyard area has been terraced to maximise useable green space for amenity for all 46No units, a precious commodity in a city centre.

The Duke Street elevation inventively steps back the top floor to maintain the gutter and eaves matching line with the existing adjacent tenement but on each block where the building steps back at top floor and roof level the walls are clad to blend with the sky (a particular challenge with the Glasgow sky colours being mainly grey!)
