Restoration Grant Awarded at Towngate, Dalkeith

The Dalkeith THI and CARS project has awarded a grant of £90,600 to Queensberry Properties for the restoration of 1-3 Musselburgh Road.

This stone cottage is attached to the stone boundary wall surrounding the site which is currently being developed by Queensberry Properties and Cruden Homes for 9 new dwellings as well as the restoration of the historic cottage which is a listed building.

The work involves repairing and restoring the stone walls with new sash and case timber windows to match the original and new stone surrounds to the openings to match the original.  The existing chimneys will be repaired and rebuilt and the roof will be restored using clay pantiles and natural slate to match the original.  The cottage will be converted into 2 dwellings with the main access from the new development at the rear.

The external walls facing the road will be rendered using a traditional lime render and colour wash.

Work has started on the property to secure parts that are in poor condition that have partially collapsed.  In order to secure the remainder of the original structure the foundations will be underpinned and the walls tied in with a new roof structure.

1-3 Musselburgh Road was agreed as a priority project for the Dalkeith THI and CARS and its’ repair and restoration is to be welcomed.  The project will be complete by the middle of March next year.

Dalkeith THI & CARS has been developed by Midlothian Council and Dalkeith Business Renewal.  The project is jointly funded by the Heritage Lottery Fund, Historic Scotland, Midlothian Council and Dalkeith Business Renewal. The Dalkeith THI and CARS is a three year (possibly extended to 5) regeneration scheme now in its second year which will improve historic buildings in Dalkeith through grant aid for the repair and enhancement of building frontages, shop fronts and improvements to the public realm.

The redevelopment of 1-3 Musselburgh Road also includes the construction of 9 new build 3 & 4 bedroom terraced and semi-detached properties which have been sympathetically designed in keeping with the historic setting.
