Unique Property Solutions (UPS) is a new initiative developed by leading Scottish housebuilder Cruden Homes to address the significant issues affecting deposit funding and credit ratings which are preventing many first time buyers from securing a traditional mortgage.
Supporting the aims of the Central Govan Action Plan, Cruden Homes has been working with Elderpark and Govan Housing Associations and Glasgow City Council to tackle the issue of affordable housing head on as we adopt an innovative approach to address the major financial challenges which are preventing many First Time Buyers in Scotland from owning their own home.
In partnership with Glasgow Credit Union, the Co-Operative Bank and NHS Credit Union, the aim is to provide a financial model of bespoke mortgage products and services which offers up to 20% deposit funding loans and mortgages of up to 95 per cent for First Time Buyers, following a full affordability qualification process.
In addition to the £2.1 million support package, the UPS initiative aims to provide a wide range of services, including;
- Alternative Banking Options
- Affordable Credit and Savings plans tailored to individual buyers
- Face to Face Money and Budgeting Advice
- Expert guidance on the purchase of a new home
- Provision of top up loans to clients without deposit savings
- Home improvements/furniture/white goods/loans for NHS employees
