Happy buyers receiving their new keys to their property at Park Court

Park Court, Govan

Amanda Walmsley never imagined that a visit to see her mum in hospital would result in her and partner Steven getting the keys to their first home together, just six weeks later.

Amanda (24), a police support officer for Strathclyde Police, and partner Steven McDonald (26), a customer technical advisor at O2, had been living together in rented accommodation for over five years and had always dreamed of owning a property together.

However, the young couple never realised that their dream could be an immediate reality thanks to an innovative new support initiative from housebuilder Cruden Homes and its partners Glasgow Credit Union, the Co-operative Bank and NHS Credit Union -one of a number of such solutions which have been developed by  builders to help address the major financial challenges preventing many potential First Time Buyers (FTBs) onto the property ladder.

Amanda spotted an article about Cruden Homes’ Unique Property Solutions (UPS) in a magazine whilst waiting to see her mum following an operation.  Available across Cruden’s four residential developments in Govan, UPS provides a financial model of bespoke mortgage products and services which offer first time buyers up to 20 per cent deposit funding loans and mortgages of up to 95 per cent, following a full affordability qualification assessment.

Amanda said: “We knew that we wanted to buy a home together one day but we had no idea that such support was available for first time buyers. It just sounded too good to be true.”

For anyone buying their first home, it can feel like taking a big step into the unknown with many uncertainties and stumbling blocks including affordability, mortgage availability, deposits, interest rates and credit history.  But, with the encouragement of their parents, Amanda and Steven were happily surprised by how easy the builder made the buying process.

Experienced staff spent time with the couple assessing their financial circumstances and provided expert support and guidance tailored to their own individual needs. Following a full affordability assessment, an Independent Financial Advisor qualified them on the day.  The couple then arranged an appointment with Glasgow Credit Union, who helped them easily resolve a minor credit issue, and approved them for a 93% mortgage deal. Steven’s parents are helping the couple with the remaining deposit.

Amanda and Steven are due to move into their new property next week, just six weeks after starting their home-owning journey together.

Amanda, said: “We never imagined that we could afford our own home and now we’re moving into a new two bedroom terraced home with our own front and back garden, plus our own driveway.  We cannot believe our luck.

“From the moment we visited the development, we just fell in love with the property.  The rooms are really spacious and the kitchen is so big that I’m going to have to learn to cook now!

“Our boxes are packed and we’ve already organised a painting party for the weekend we move in. We just cannot wait to get the keys now.”

Jennifer Mitchell and Euan Harris

West 11, Glasgow's West End

For anyone buying their first home, it’s a big step taking that first leap onto the property ladder. For one young couple looking to settle down in Glasgow, location was always going to be key- but it was the flexibility of Scottish housebuilder, Cruden Homes, that made this young couple’s dream come true.

West 11, Cruden Home’s luxury development just off Byers Road is the perfect location and the perfect pad to call home for Jennifer Mitchell and her partner Euan Harris.

Jennifer, 26, a trainee paediatrician at Yorkhill Children’s Hospital, and marketing assistant, Euan Harris, also 26, are delighted with their new home having moved into their two bedroom apartment at the development in November 2009.

Jennifer said: “We’d only been looking for a few weeks before we visited the show apartment at West 11 on Dumbarton Road.  Having looked at several others, we knew that our hearts were set on the very first one we viewed and we were lucky enough to actually buy the show apartment.

“The location was a key factor in our choice as we have a lot of friends in the West End, a fantastic range of bars and restaurants on our doorstep and it’s within walking distance of the hospital where I work.  What more could we possibly ask for?”

The sales advisors at West 11 worked with the couple to find the most affordable option for them, offering them the chance to buy with Cruden’s First Time Buyers Package which enabled the couple to move into to their new apartment for just £99.

Cruden also arranged for an Independent Financial Advisor (IFA) to be on hand to give buyers free advice specific to their particular circumstances which meant Jen and Euan enjoyed a hassle free hand-over process within a very short timeframe, so they could get on with the fun part of moving into and enjoying their first home.

Jennifer added: “The location and finish to the flat were hugely influential in our choice, but the First Time Buyers Package was the deal maker, as we wouldn’t have been able to afford the apartment otherwise.

“The sales staff at Cruden were really flexible and helpful in answering all of our questions.  We even managed to negotiate with them to have some of the furniture included in the sale as we just fell in love with the show apartment as soon as we saw it.

“We’ve been in the apartment for almost six months now and we feel really settled.  I just couldn’t imagine living anywhere else.”
